Job Specification

Responsibilities

• Manage and oversee the operations of the Property Division effectively, efficiently and in compliance with IEA mission, goals and interest.
• Provide directions and advice to contractual partners in the best interest of the IEA.
• Provide advice to IEA school principals on capitals work projects or construction of infrastructure in schools.
• Delegate routine and daily work flow to staff of the division.
• Communicate on regular basis with the management of site/s and executive management weekly.
• Train and up skill divisional staff to perform to the best of their abilities and with quality outcome.
• Report issues of concern to management of site/s or executive management.
• Maintain quality standard of company properties and buildings.
• Maintain property rentals and filling vacancies, negotiating and enforcing leases.
• Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analysing variances and initiating corrective action.
• Attend to repairs and maintenance of buildings and properties in a timely manner and establish a ‘Rolling Maintenance’ work schedule.
• Manage monthly rental collection and ensure tenants keep to their LA’s terms.
• Procurement.
• Cad planning for all building renovations.
• Building Permits and Physical Approvals.
• Provide Bill of Quantities (BOQ) and costing prior to commencement of Works.
• Sub-contracting.
• Manage External Contract.
• Manager Tender Process when required.
• Maintains building systems by contracting for new buildings if necessary.
• Assist IEA School Principals’ with preparations of Capital Works and construction of new buildings.
• Attend managers meeting and present a brief report of division progress.
• Accomplishes organization goals by accepting ownership for accomplishing new and different request; exploring opportunities to add value to job accomplishments.
• Other duties as deemed necessary by the Executive Management.

Person Specification

Knowledge/Experience

• Familiar with the different Project Management Phases of the Project i.e. Initiation
• Thorough knowledge of basic safety procedures and legal regulations and guidelines;
• Proven work experience in the capacity of construction and project supervisor;
• Well over 5 years’ supervisory experience;
• Strong leadership and supervisory skills;
• In-depth knowledge of commercial and industrial building systems;
• Excellent communication and interpersonal skills;
• Familiarity with local authority approvals, building codes and safety codes;
• Advanced troubleshooting skills;
• Basic computer skills in Auto CAD, Revit, MS Project, Cost X;
• A good eye for detail.

Skills/Qualifications

• Minimum Degree in Building Industry or related field.
• Minimum of 5 years work experience at senior level.
• Experience in preparing reports, analysis and summarizing data and trends.
• Strong team leader skills including running a team in a dynamic environment.
• Is willing to work long hours and in a time pressured environment.
• Valid license to practice profession.
