Pacific Palms Property under Steamships Trading Company is actively seeking a highly skilled, results-driven, and experienced professional to join our team as a Asset Manager. This position involves creating a comprehensive asset register for our diverse property portfolio, which includes residential, industrial, commercial and retail properties. The successful candidate will be responsible for establishing the register for its ongoing maintenance activities using the asset management system, core vision.
Role Description
This is a full-time on-site role based in Port Moresby, National Capital District, Papua New Guinea. As an Asset Manager, your responsibilities are:
- Compile a detailed asset register from scratch by aggregating data from various sources including property deeds, leases, previous maintenance records, and other relevant documents.
- Conduct physical site visits to verify assets, assess conditions, and gather additional necessary data.
- Ensure accuracy in the documentation of asset details such as location, type, size, ownership status, and value.
- Utilize Core-Vision to update and maintain the asset register, ensuring all asset information is current and accurate.
- Develop and implement systems for tracking asset performance, depreciation, and lifecycle management.
- Plan, schedule, and oversee Planned Preventative Maintenance (PPM) for all properties.
- Use Core-Vision to log maintenance activities, track completion, and manage maintenance budgets.
- Ensure compliance with local regulations regarding property maintenance and safety standards.
Required Experience.
- Proven experience (3+) years in the management of facilities and services or a closely related industry.
- Proven experience in asset management, preferably within the real estate sector.
- Familiarity with property management software, with specific experience in Core-Vision being advantageous.
Qualifications and Key Competencies
- Bachelor’s degree in Real Estate, Business Management, Business Administration, Engineering, or a related field.
- Strong analytical skills with the ability to handle complex data sets.
- Knowledge of Papua New Guinea's property laws and regulations is highly desirable.
- Create Program Plan and Schedule works
- Write reports and recommendations for management
- Excellent organizational and project management capabilities.
- Willingness to take ownership of the role
- Demonstrates good level of self-motivation
- Demonstrates ability to solve problem solving
- Demonstrate a desire to grow and take on new responsibilities
