Facilities Manager
Grand Columbia Limited (GCL) is a well-established property development company with an extensive portfolio of commercial buildings across Port Moresby.
We are currently seeking a highly experienced Facilities Manager to oversee the maintenance and refurbishment of several of our properties. In this role, you will report directly to the Senior Property Manager and take responsibility for leading and supervising the teams involved in building maintenance and repair.
To be successful in this position, you will need to demonstrate the following:
Typical Duties and Responsibilities
- Identify maintenance works to be undertaken throughout the year.
- Prioritise and then schedule the maintenance works and refurbishment works to be undertaken.
- Supervise the maintenance works and resources to ensure the works are completed on time and to the quality expected.
- Prepare a report for the properties you manage.
- Oversee, maintain, and repair all aspects of facility infrastructure, i.e. pumps, grounds, roofs and gutters, electrical systems, fire safety equipment, generators, lighting and security systems.
- Liaise with tenants and address their issues on a monthly basis and ensure any work they require to be done is programmed and completed promptly.
- Trouble-shoot all elements of the properties you are looking after to ensure preventative maintenance is achieved.
- Be available to promptly respond to call-outs, addressing operational issues such as HVAC malfunctions, fire alarm faults, electrical outages, water leaks, and other urgent facility concerns as they arise.
- Perform other work from time to time as directed by the senior management.
- Supervise and coordinate gardeners, cleaners, and maintenance personnel including plumbers, electricians, carpenters, and the support staff; to ensure all repair and upkeep tasks are completed efficiently and on schedule.
What we are looking for:
- Minimum 5 years of experience in a facilities management or property operations role, preferably in the commercial sector
- Strong knowledge of electrical and fire installations, pumps, security systems, tanks and HVAC systems.
- Thorough understanding of facility maintenance, cleaning, and support services, with strong attention to detail.
- Strong communication and management skills to ensure maintenance works are satisfactorily completed.
- A tertiary qualification in a relevant field, such as property management or facilities management, is highly desirable
- Good Word and Excel computer ability and reporting skills.
