Credit Corporation Properties Limited seeks an experienced person to fill in the role of Maintenance On-Call Officer.

The Maintenance On-call Officer provides after-hours support and emergency maintenance response for residential properties within the company’s portfolio. The role ensures tenant safety, protects company assets, and maintenance continuity of essential services in apartments and staff. This role is based in Port Moresby.

Primary Responsibilities:

A. Emergency Response (Residential Focused)

  • Respond immediately to tenant emergency calls (e.g., power outages, broken locks, water leaks, flooding, faulty air‑conditioning).
  • Prioritize tenant safety during incidents involving fire alarms, gas leaks, smoke, or security-related issues.
  • Secure units during emergencies (e.g., damaged doors or windows).

B. General Residential Maintenance

  • Perform minor and temporary repairs such as:

-Fixing leaks or burst pipes

-Restoring tripped breakers or power faults

-Replacing blown light bulbs or damaged fittings

-Temporary AC fault stabilization

-Clearing blocked drains or toilets

  • Provide temporary solutions until daytime technical teams conduct full repairs.

C. Residential Property Inspections:

  • Conduct checks on:

-Common areas (corridors, lighting, stairwells, parking areas)

-Water pumps, pressure systems, and tanks

-Perimeter lighting and security gates

-Smoke detectors and fire safety equipment

  • Identify hazards that could impact residents

D. Tenant Support & Communication:

  • Communicate effectively and professionally with residents, ensuring issues are understood and prioritized.
  • Explain temporary fixes or the next steps if a specialist is required.
  • Escalate issues to the Facilities Manager or contractors when urgent intervention is needed.

E. Coordination

  • Work together with:

-Security teams (access, safety, lockouts)

-Contractors (plumbing/electrical emergencies)

-Property officers/managers

  • Assist in escorting contractors for after-hours work, ensuring safety protocols.

F. Documentation & Reporting

  • Maintain an after-hours incident log including:

-Time of call

-Nature of issue

-Action taken

-Pending tasks

  • Provide daily reports for supervisor follow-up.

G. Safety & Compliance

  • Follow residential safety and access protocols, including secure handling of master keys.
  • Uphold tenant privacy and confidentiality.
  • Comply with building codes and HSE standards for residential spaces.

Qualifications & Experience:

Required

  • Trade qualification in maintenance, plumbing, electrical, or building services.
  • Minimum 2 years’ experience in residential or facilities maintenance.
  • Ability to diagnose and resolve common residential issues.
  • Strong communication skills and good attitude.
  • Driver's license (Class 3 or 6)

Preferred,

  • Experience in apartments, townhouses, or staff accommodation facilities.
  • Knowledge of residential electrical systems, water services, and HVAC basics.
  • Familiarity with PNG residential maintenance challenges (e.g., water pressure issues, tropical climate impacts).

Working Conditions:

  • Part of an on‑call roster (after-hours, weekends, and holidays).
  • May be required to quickly travel to different residential sites.
  • Work may include climbing, lifting, confined spaces, and outdoor tasks.
  • Must remain contactable throughout on‑call duty.

Key Performance Indicators (KPI):

  • Response time to tenant emergencies
  • Number of issues resolved without contractor escalation
  • Tenant satisfaction and feedback
  • Accuracy and completeness of incident reports
  • Compliance with safety procedures

Other Duties:

Perform additional tasks as directed by the OIC Maintenance or as directed by the Facilities Manager in line with the Department’s requirements.
